Building a custom home is a journey of a thousand details. We’ve streamlined our process into five clear phases so you can enjoy the experience with total financial and structural transparency.
The Goal : Ensure your vision is achievable on your chosen site.
Initial Inquiry : A discovery call to discuss your location, budget, and timeline.
Site Evaluation : A physical or digital assessment of your block’s slope, orientation, and services.
Discovery Meeting : We dive deep into your lifestyle needs and architectural style using our custom client questionnaire.
The Goal : To bridge the gap between a dream and a budget.
Preliminary Agreement : A fee of $1,850.00 is paid upfront to begin the professional design and estimating process.
Concept Design : We develop your floorplan and a 3D exterior render.
Preliminary Estimate : Once you are happy with the layout, we provide a cost estimate based on current information.
DA Preparation : To proceed to Council plans, a fee of approx $6000 - $10000 is required (50% on go-ahead, 50% prior to lodging). This covers DA plans and council fees, soil testing, civil, and stormwater design.
Refinement : We include an allowance for two rounds of design changes to ensure the home is exactly what you want.
The Goal : Finalizing the "Paper Version" of your home for a fixed-price contract.
Interior Selections : Choose from our free designer-approved schemes, or opt for a fully bespoke interior package ($1,500 – $3,500) including 3D internal renders. You will be issued with a detailed specification schedule listing all interior fixtures, fittings and colours. An electrical and lighting plan will also be issued for approval. Technical Documentation: We finalize building plans, engineering, bushfire, and energy reports (Fee: $14,000 – $18,000, paid 50% upfront/50% at lodgement).
Fixed Price Contract : We issue your HIA Standard Building Contract and detailed specifications.
Final Approval : Once the contract is signed and the 5% deposit is paid, we lodge for final Building Approval.
The Goal : Transforming your plans into a high-quality structure.
Communication : You’ll receive an email every week with site photos and details of the stages completed.
Site Visits : You are welcome to join us for up to 6 supervised site visits throughout the build with prior approval.
Preparation : If you are handling retaining walls, these must be completed prior to us starting on-site.
The Foundation & Shell : We move from footings and under-floor rough-ins to concrete slab, framing, roofing, and exterior cladding.
The Interior : Insulation, plasterboard, cabinetry, and tiling are completed. Hard flooring is installed and protected.
The Finish : Painting is followed by electrical and plumbing "fit-off" (taps, lights, and appliances).
